1. Provider

2. Scope

These terms apply to all services offered by Masha-Immolab, in particular the Project Call, the Real Estate Strategy Session, the Property Renovation Blueprint and its individual modules, Construction Execution Support and Ongoing Property Advisory. Differing client terms apply only if Masha-Immolab has expressly agreed to them in text form.

3. Services offered

Project Call. A free, non-binding conversation of approximately 40 minutes, available by application. Its purpose is to establish whether and in which scope cooperation is useful. No design work, calculations or drawings are prepared for the Project Call, and none are owed. Real Estate Strategy Session. An individual online session of 90 minutes on one property or a small shortlist. Masha-Immolab reviews the material supplied in advance and a layout option discussion is included where relevant. After the session the client receives a written summary with findings, recommendation and next steps. This is not construction drawings, architectural planning or technical documentation. Property Renovation Blueprint. A documentation package for one property, available as individual modules or as a complete package: Module 1 — Layout & Property Strategy: target use or tenant profile, operating model, final layout with dimensions, furniture placement. Module 2 — Construction Planning: demolition and new partitions, electrical layout with sockets and light points, finishes, tile layout, door schedule with opening dimensions, bill of quantities for obtaining comparable contractor quotes, works schedule. Module 3 — Specification & Sourcing: article specifications for finishes, sanitary ware and lighting, kitchen and storage layouts, purchasing list with price ranges, supplier contacts. The precise scope, deliverables, price and timeline are agreed individually in text form before work begins. Construction Execution Support. Remote availability during construction for questions arising from the executed work, charged at €390 per month. It is available only if a Property Renovation Blueprint has been ordered. This does not include site management, attendance on site, coordination of trades, review of contractor invoices or supervision of the construction schedule. Ongoing Property Advisory. An ongoing advisory arrangement charged monthly with a minimum term of three months. The agreed monthly scope is set out in the individual offer.

4. What the services are not

The services do not constitute a formal valuation, legal advice, tax advice, financial or investment advice, architectural services, structural engineering, energy consulting, building permit planning, technical building inspection or construction management. Masha-Immolab is not a licensed architect or structural engineer. Load-bearing structures, statics, fire safety, building permits, energy regulation and any work requiring certification must be assessed and, where required, planned and approved by suitably qualified professionals engaged by the client. Masha-Immolab does not owe any specific economic result, rent level, sale price, budget outcome or investment result.

5. Contract formation

For the Real Estate Strategy Session, the contract is formed when the client books through the booking system and receives a booking confirmation. For the Property Renovation Blueprint, its individual modules, Construction Execution Support and Ongoing Property Advisory, the contract is formed when the client accepts an individual offer in text form, or when Masha-Immolab confirms the client's order in text form. The Project Call creates no payment obligation and no contract for further services. The client is responsible for providing complete and correct contact details.

6. Fees and payment

Fees are stated in the individual offer or on the website at the time of booking. For the Real Estate Strategy Session, the fee is due at booking. For the Property Renovation Blueprint and its individual modules, 50 % of the agreed fee is due before work begins and the remaining 50 % upon delivery of the agreed deliverables, unless otherwise agreed in text form. Ongoing Property Advisory and Construction Execution Support are invoiced monthly in advance. Construction Execution Support is charged at €390 per month and is available only if a Property Renovation Blueprint has been ordered. If the client books a Real Estate Strategy Session and subsequently commissions a Property Renovation Blueprint within three months of that session, the Strategy Session fee is credited once against the Blueprint fee. Masha-Immolab may postpone the start of work until an agreed payment has been received.

7. Client cooperation and accuracy of information

The client provides the information required for the work, in particular a dimensioned floor plan, photographs and where useful video of the property, information on the building, known technical constraints, the budget framework and the objective. All deliverables are produced on the basis of the information and measurements supplied by the client. Masha-Immolab does not carry out measurement on site and is not obliged to verify client-supplied information independently. If the supplied measurements or information are incorrect, incomplete or out of date, the deliverables may be unsuitable, and Masha-Immolab is not liable for the consequences. Where a decision depends on facts that cannot be established from the supplied documents, for example the position of risers, whether a wall is load-bearing, or the condition of building services, Masha-Immolab will identify this. Verification is the client's responsibility. Delays in providing information or in giving required approvals extend agreed timelines accordingly.

8. Deliverables, revisions and acceptance

Deliverables are supplied in digital form. Drawings and documents are delivered as PDF; the bill of quantities and the works schedule are additionally delivered as Excel files. The agreed scope includes two rounds of revisions within the agreed direction. Revisions arising from a change of direction after the layout has been approved, from a change of objective, or from information supplied after the relevant stage was completed, are treated as additional work and quoted separately. After delivery the client has fourteen days to notify defects in text form. If no notification is received within this period, the deliverables are deemed accepted. Justified defects are remedied by Masha-Immolab within a reasonable period. Indicative timelines are four to six weeks for a complete Blueprint and two to three weeks for an individual module, in each case from the point at which the dimensioned floor plan is available and the direction has been agreed.

9. Use of deliverables during construction

The deliverables are intended to be provided to the client's contractors as a basis for quoting and execution. Masha-Immolab does not select, appoint, instruct or supervise contractors, is not present on site and does not manage construction. Responsibility for execution, for compliance with technical standards and building regulations, and for the quality of the work lies with the client and the companies engaged by the client. Deviations from the deliverables agreed on site between the client and the contractors are the client's responsibility.

10. Rights of use

Masha-Immolab retains all copyright and related rights in the deliverables. Upon full payment the client receives a simple, non-exclusive and non-transferable right of use, limited to the property for which the deliverables were created, for the purpose of carrying out and documenting the renovation of that property. This includes providing the deliverables to the contractors engaged for that property and to the client's financing bank or tax adviser. Without prior consent in text form, the following are not permitted: use for another property, resale or transfer to third parties, publication, and commercial reuse of the specifications, bill of quantities or drawings beyond the agreed property. Masha-Immolab may refer to the project in anonymised form as a reference. Publication of recognisable photographs, addresses, plans or figures requires the client's separate consent.

11. Real Estate Strategy Session — additional provisions

After booking, the client supplies the property information. Masha-Immolab reviews it before beginning preparation. If Masha-Immolab concludes that the session cannot deliver value proportionate to the fee, Masha-Immolab cancels the session and refunds the fee in full, provided preparation has not yet begun. The client may cancel or reschedule free of charge up to 24 hours before the agreed appointment. Each booking may be rescheduled once free of charge, subject to availability. Cancellations later than 24 hours before the appointment, and missed appointments, are non-refundable. Statutory consumer withdrawal rights remain unaffected.

12. Ongoing Property Advisory — additional provisions

The minimum term is three months. Thereafter the arrangement continues monthly and may be terminated by either party with one month's notice to the end of a calendar month. The agreed monthly scope is available only within the respective month. Unused express reviews and unused sessions do not carry over to the following month. Work requiring drawings or specifications is not part of Ongoing Property Advisory and is offered separately as a Blueprint module.

13. Construction Execution Support — additional provisions

The fee is €390 per month. The minimum term is two months. Thereafter the arrangement continues monthly and may be terminated by either party with one month's notice to the end of a calendar month. It is available only in connection with a Property Renovation Blueprint. Support is provided remotely, in text form or by scheduled call, within a reasonable response time on working days. It does not establish availability outside working hours, an obligation to attend the site, or an obligation to be reachable immediately.

14. Termination of Blueprint work by the client

The client may terminate the Blueprint contract at any time in text form. In that case Masha-Immolab is entitled to the fee corresponding to the work already performed, and the client receives the deliverables completed up to that point. Statutory consumer withdrawal rights remain unaffected.

15. Confidentiality

Masha-Immolab treats documents and information provided by the client confidentially, unless they are obviously publicly available or have been expressly released by the client for further use. The client keeps the deliverables confidential to the extent that they go beyond what is required for execution of the project, and does not make them publicly available.

16. Client responsibility

The services provide structured assessment, planning documentation and decision support. All final decisions, in particular regarding purchase, sale, renovation, letting, financing, legal review, tax treatment and implementation, remain solely with the client. The client is responsible for involving suitable professionals before making binding decisions, in particular lawyers, tax advisers, architects, structural engineers, financing advisers or other qualified experts where required.

17. Liability

Masha-Immolab has unlimited liability for intent and gross negligence as well as for injury to life, body or health. For slightly negligent breaches of essential contractual obligations, Masha-Immolab is liable only for typical, foreseeable contractual damage. Further liability is excluded to the extent permitted by law. Masha-Immolab is in particular not liable for the execution of construction work, for deviations agreed on site, for the consequences of incorrect or incomplete measurements and information supplied by the client, for the availability, pricing or performance of third-party suppliers and contractors, or for economic outcomes such as achieved rent, sale price, renovation cost or financing.

18. Consumer withdrawal right

Consumers generally have the right to withdraw from this contract within fourteen days without giving any reason. The withdrawal period is fourteen days from the day the contract is concluded. To exercise the withdrawal right, the client must inform Masha-Immolab by means of a clear statement, for example by email or by post, of the decision to withdraw from this contract. Where the client has expressly requested that performance begin before the withdrawal period expires and then withdraws, the client owes a proportionate amount for the services already performed up to the point of withdrawal.

19. Effects of withdrawal

If the client withdraws from this contract, Masha-Immolab will reimburse all payments received from the client without undue delay and no later than fourteen days from the day on which Masha-Immolab receives notice of the withdrawal. Masha-Immolab will use the same means of payment for the reimbursement that the client used for the original transaction, unless expressly agreed otherwise. The client will not incur any fees as a result of the reimbursement. If the client requested that performance begin during the withdrawal period, the client must pay an appropriate amount corresponding to the proportion of services already provided up to the time of withdrawal compared with the full scope of the agreed service. If the service has been fully provided and the client expressly consented before the start of performance that Masha-Immolab may begin before the withdrawal period expires, and confirmed awareness that the withdrawal right may be lost upon full performance, the withdrawal right may expire.

20. Model withdrawal form

If you want to withdraw from the contract, you may use this form. Use of the form is not mandatory. 21. Final provisions

The law of the Federal Republic of Germany applies, unless mandatory consumer protection provisions provide otherwise. If individual provisions of these terms are or become invalid, the validity of the remaining provisions remains unaffected.
